We require all prospective applicants to complete the Schedule Showing Form before being considered for the next step, including a Rental Application.

Application Process & Qualification Standards

Thank you for your interest in renting one of our homes. Below is a detailed explanation of our application process and qualification standards.

Application

  • Each person over the age of 18 who will be living in the home must complete and submit a separate application and processing fee. All individuals must meet the minimum standards for qualification. Expect 1–3 business days for processing.
  • Processing includes contact with employers, current and previous landlords, references, law enforcement agencies, government agencies, consumer reporting agencies, and public records. A consumer report will be used for all applications.

Deposit to Hold

  • After approval, a non-refundable Deposit to Hold equal to one month’s rent is required within 24 hours to hold the property. The rental will be held for a maximum of 14 days. If the deposit is not received within 24 hours, the property will be offered to the next qualified applicant.
  • If the deposit is paid with the application and the applicant fails to qualify, the deposit will be refunded within 14 days.

Move-in Requirements

  • At least 3 days before occupancy, the prospective tenant must provide all required move-in funds, transfer all tenant-paid utilities into their name, and execute the lease.
  • Rent is due on the 1st of the month. For move-ins on dates other than the 1st, prorated rent for the first month and the full rent for the second month are due before move-in.

Rental Insurance Requirement

  • Renters must obtain and maintain a renter’s insurance policy throughout the rental period and present proof of insurance. The policy must include the landlord as an interested party.

Rental Tour Standard

  • To schedule a rental tour, we require a completed pre-qualification form. Tours are only scheduled for applicants whose pre-qualification is approved. This form is a preliminary step to confirm that you meet our basic criteria and does not guarantee rental approval.
  • There is no fee for the pre-qualification form.
  • Tours are generally conducted as open houses or by appointment, typically scheduled for two hours on a Saturday or Sunday. Private tours are limited to Friday and Saturday for multi-unit apartments.

Lease Start Date and Move-in Time Standards

  • Keys must be picked up between 8:00 AM and 9:00 AM on the lease start date, with a walk-through and move-in checklist sign-off.

General Obligations

  • Occupancy: Only individuals listed on the lease may occupy the home. Notify the landlord or manager if any additional person stays longer than 10 days. Occupancy is limited to a maximum of 2 persons per bedroom.
  • Contact Information: Keep the landlord or manager informed of current phone numbers, email addresses, and emergency contacts.
  • Smoking: No smoking inside the home or within 25 feet of the building. Tenants are responsible for smoke-related damage.
  • Noise: Keep noise levels to a minimum, especially between 10:00 PM and 8:00 AM.

Safety and Legal

  • Weapons: No deadly weapons are allowed on the property.
  • Explosive Substances: Do not use or store explosive substances.
  • Intoxicating Substances: No use of the premises for disorderly or illegal activities.
  • Local Ordinances and Codes: Abide by all local laws and codes.

Property Maintenance and Use

  • Decks/Balconies/Patios: Keep these areas clear of clutter. Only barbecues, lawn furniture, and plants are permitted.
  • Window Coverings: Use proper window coverings. Damaged blinds must be replaced within 24 hours.
  • Walkways: Keep all walkways and stairs clear and free of debris.
  • Housekeeping: Maintain a clean and sanitary home. Routine housekeeping is required.
  • Cooking: Only cook in the kitchen or use a barbecue outside. Do not pour grease down toilets, sinks, or drains.
  • Safety Devices: The landlord will ensure Smoke and Carbon Monoxide Detectors are functional at move-in. After move-in, maintaining and replacing batteries is the renter’s responsibility.
  • Light Maintenance: Renters are responsible for keeping all light bulbs in working condition.

Specific Policies

  • Satellite Dishes/Antennas: Installation is not permitted on the building. Free-standing dishes require written approval.
  • Trash/Garbage Receptacles: Dispose of trash properly in tied plastic bags. Keep the receptacle area clean and lids closed.
  • Lockout/Lost Key: Lockout services are available for a fee. Do not change locks without landlord or manager approval.
  • Laundry Facilities: Use laundry facilities only between 9:00 AM and 8:00 PM.
  • Animals: No animals are allowed unless explicitly authorized in writing.
  • Vehicle Maintenance: No vehicle washing or repair on the premises.

Additional Guidelines

  • Utilities: Tenants must transfer utilities into their names before move-in to avoid fines.
  • Key Policy: Fees apply for key replacement and lockout services.
  • Carpets: Carpets must be professionally cleaned at the tenant’s expense upon vacating. Contact the landlord or manager for professional cleaning during tenancy.
  • Inspections: Routine inspections will be conducted every six months with proper notice according to applicable state law.
